How the Lake Divides into Communities

Beaver Lake is roughly 50 miles long and traces through portions of four counties. The residential communities are not evenly distributed -- the heaviest concentration of lake homes sits in the Benton County arm extending east from Rogers toward Garfield. A secondary cluster surrounds the Carroll County arm near the dam and Eureka Springs. Sunset Bay Boulevard in Rogers is one of the address areas buyers search first when they want Beaver Lake proximity without the commute penalty. Lost Bridge Village -- Garfield, Benton County

Lost Bridge Village is the largest and most historically distinctive lake community on Beaver Lake. Developed beginning in the late 1960s by Crane-Maier and Associates of Houston and originally platted as a 1,000-acre resort retirement community, Lost Bridge Village sits five miles east of Garfield on State Highway 127. The Lost Bridge Village Community Association (LBVCA) manages the community on behalf of property owners.

Community amenities are notable: a private airstrip, a community swimming pool, a recreation center, a library, and a multi-use court are included in the LBVCA infrastructure. The private airstrip is a genuine differentiator -- Lost Bridge Village is one of the only lake communities in Arkansas with a private community airport, originally built to serve the resort's developer sales operation and later transferred to LBVCA ownership. Lost Bridge Village Specifics to Know Before Buying

Holiday Island -- Near Beaver/Eureka Springs, Carroll County

Holiday Island is a planned community in Carroll County, located near the town of Beaver along the Eureka Springs School District fringe. The community sits at the western end of Beaver Lake near the dam, and its Carroll County location means lower millage rates (49.68 average total mills) compared to Benton County areas.

Holiday Island has traditionally offered the most affordable lakefront and lake-view homes on Beaver Lake -- often running 20% to 30% below comparable homes on the Benton County side. The tradeoff is distance: Holiday Island is approximately 45 minutes from Bentonville and 45 minutes from Rogers, making it impractical for daily commuters to NW Arkansas employment centers. It is better suited for remote workers, retirees, and vacation home buyers who prioritize lake proximity over urban access.

Hickory Creek -- Lowell, Benton County

Hickory Creek is a smaller community near the Lowell area of Beaver Lake. Hickory Creek Park is a developed USACE recreation area in this section. Hickory Creek Marina (479-751-7366) at 12737 Hickory Creek Road, Lowell, serves boaters in this portion of the lake.

The Lowell and Elm Springs areas represent some of the fastest-growing residential zones in northwest Arkansas, driven by their location between Rogers and Bentonville. Lake properties in this area have appreciated accordingly and tend to attract NW Arkansas corporate employees who want lake access without the Garfield or Carroll County drive distance.

The Reserves at Arrowhead Cove and Gated Communities

Several gated communities have been developed on or near Beaver Lake offering more controlled access and community amenity standards. The Reserves at Arrowhead Cove on the north end of the lake is one example -- a gated community with large wooded lots, lake frontage, and community dock arrangements where some properties include covered boat slips. War Eagle Creek and Upper Lake Arms

The War Eagle Creek arm and the Kings River arm feed into the eastern and southern portions of Beaver Lake. War Eagle Marina (479-751-2050) at 23151 War Eagle Marina Road, Springdale, serves the Washington County portions of the lake. Properties in this area appeal to buyers who want remote Ozark character with limited neighbors -- the population density drops significantly away from the main lake toward these drainages.

The tradeoff in the upper arms is water access: during low-pool conditions, the upper arms and coves can see shallow-water restrictions that the main lake body does not experience. Boats with deep drafts may have difficulty navigating into some of the tributary coves during drought years.

The Beaver Lake community decision usually comes down to three factors: commute tolerance to NW Arkansas employment, budget relative to dock availability, and desired character of the lake environment.

Buyers who work in Bentonville or Rogers and want a lake home they can use on weeknight evenings should look at Prairie Creek and Hickory Creek areas -- both are within 20 minutes of major employment centers. Buyers who are retired or remote workers who prioritize value and do not mind the drive should consider Holiday Island or the Carroll County side. Buyers who want established community infrastructure with a neighborhood identity -- a community center, a private airstrip, organized social events -- should look closely at Lost Bridge Village.
